The best family apartments in Canary wharf

Buying a small studio for single’s or a  3 bedroom flat for you and your kids is a completely different ball game.

This is why it’s important to start your research with the right priorities in mind and make sure that you choose wisely for now and for the future.

Here we have a small list of the things that you have to keep in mind:

  1. The distance from the flat and your chosen school (outstanding only, please)
  2. how safe is the area?
  3. is the flat big enough for all of us?
  4. where is the closest park or playing area?
  5. Can I get more for my bucks and move a little bit further? which locations?

The distance between the School and the building

Ok I guess that you are already familiar with the matter: To be accept to your local school, you need to be within a maximum distance. There are of course other factors to keep in consideration but distance is the most common one.

How safe is the area?

Great news. Canary Wharf itself is one of the safest areas in London.

Of course not all the properties are located exactly in Canary Wharf however the Isle of Dogs is a quite safe area comparing to other areas of the East London.

Another thing to keep in mind is if the entrance of the building is on a busy street or not. Most of the injuries are more due to car accidents than being assaulted.

How spacious is the flat?

So here your options are simple:

2 bedroom flat if you have 1 kid (or 2 small ones) or a 3 bedroom flat for bigger families. Usually if you can afford it, better to get an extra room for the nanny or when your relatives will visit you. Generally speaking it is difficult to find 4 bedroom flats in new condos in Canary Wharf. There are few large penthouses however usually the number of bedrooms will be 3 anyway.

Isle of dogs has some great family homes on more floors. Some of them have access to communal spaces such as garden, outdoor play area and gym/swimming pool.

Any outdoor area or playground around the corner?

Definitely having a nice park or playground area around the corner is a big plus. Children love staying outside and playing all day long.

The isle of dogs has plenty of nice playgrounds that are gonna be perfect for your Child. There is also a fantastic Animals’ Farm that it’s a pleasure to visit during spring and summer.

Any other area where I can find better family homes?

Are you checking your piggy bank and think about how to spend your money wisely? Have you already realised that a nice large flat in Canary Wharf?

A nice 2 bedroom flat starts £580k in a new building and 3 bedroom starts at £750k.  Moving to the isle of Dogs prices will go down for flats that  are 20-30 years old. A nice 2 bedroom, 2 bathrooms flat will be in the region of £480-500k for example.
